hypo.online helps people living in Czechia understand whether it is realistic to pursue a mortgage now — especially foreigners, mixed couples, and self-employed applicants. The flow is short on purpose: enough signal for brokers, not a 40-field bank form. We do not keep questionnaire answers after scoring — they exist only to power the live estimate and broker matching for your specific case.
1) You answer a few focused questions
Typical topics: what you are solving (purchase vs refinance), how your income is structured (employment in CZ, self-employed, foreign employer), and rough timing. Everything is mobile-friendly with one decision per screen.
2) An AI-style model estimates an approval probability
Our backend runs an automated scoring model (machine-learnable rules today; you can swap in a hosted LLM later). It outputs a percentage that represents indicative bank-friendliness — not a promise. The same pass also informs which partner broker profile fits best (language, case shape, complexity). Questionnaire answers are not stored afterwards as a customer dossier. The final decision is always with the bank after full documentation.
3) You see a semaphore: green, yellow, or red
Green suggests a relatively smoother path on average. Yellow and red often mean more documentation, residency, or income-proof complexity — but they are not “stop” signals. Many good files start yellow and finish green after broker structuring.
4) Yellow and red leads are still processed
We intentionally keep the contact form for every colour. Brokers frequently earn their fee on non-obvious cases. If you want human help, you can always leave your details — the broker team triages urgency and next documents.
5) Optional contact → licensed mortgage brokers
If you submit your name, email and phone, we route the lead to partner mortgage brokers in Czechia. They contact you about realistic banks, rates, and paperwork — in line with your language where possible.
6) What we never do
We do not pretend to be a bank, we do not store your questionnaire payload after scoring (including for remarketing), and we do not replace regulated advice. Matching logic can reflect how you want to communicate, what you finance, and harder contexts (e.g. enforcement, foreign income, non‑EU residency). Use the output as orientation, then let a professional review your actual documents.
AI probability + semaphore are marketing-grade summaries. Brokers may decline a lead after KYC — that is normal in lending.

We process personal data transparently and only to the extent necessary for the hypo.online service. Questionnaire answers for the quick check are used solely for the on-the-spot automated evaluation and broker matching; we do not retain them as a lasting profile after that run. Optional lead handoff uses only the contact details you choose to send. We also comply with legal obligations.

Depending on the situation, we rely on: performance of a contract or pre-contractual steps at your request (Article 6(1)(b) GDPR); compliance with a legal obligation (Article 6(1)(c)); legitimate interests such as fraud prevention, IT security, or improving the service, where not overridden by your interests (Article 6(1)(f)); and consent where required, e.g. for non-essential cookies or certain marketing analytics (Article 6(1)(a)).
Data are kept only as long as necessary for the given purpose. Indicative questionnaire data used solely for the live calculation and broker matching are not kept as a permanent customer dossier after the session ends. Contact details provided for broker handoff are kept for the period necessary to respond and to document the relationship, in line with internal policies and law. Technical logs may be kept for a limited security window.
Personal data may be disclosed to: partner mortgage brokers where you request contact; IT and hosting providers that process data on documented instructions (processors); and authorities where the law requires it. We do not sell your personal data.
If tools with a non-EEA component are used (e.g. certain cloud or analytics providers), transfers take place on the basis of appropriate safeguards under GDPR (such as Standard Contractual Clauses) and provider documentation. You may request more detail via hello@hypo.online.
Under the GDPR and, where applicable, Czech Act No. 110/2019 Coll. (personal data processing), you may request: access to your data; rectification of inaccurate data; erasure (“right to be forgotten”) where conditions are met; restriction of processing; data portability where processing is based on consent or contract and automated; objection to processing based on legitimate interests; and withdrawal of consent where processing is consent-based (without affecting prior lawful processing).
Where the service offers a self-service deletion action after you submit a lead, you can use that flow in addition to emailing hello@hypo.online.
